Project Brief

Custom rear addition & renovation of existing character home.

A modern infill addition between existing period house & garage.


The plan has been designed for north-facing daytime living areas that flow to the outdoor area. The main bedrooms located on the south (existing house) allowing for bedrooms to avoid the excessive summer heat & allowing for zoned heating/cooling, reducing costs.

The existing spacious central hallway has been retained to lead to the addition.

New service areas; bathroom, master ensuite & laundry are centrally located servicing both the existing & open plan living. The bright & spacious open plan then feeds onto the alfresco & a light filled garden.

A hallway / store / scullery link the existing garage to the open plan living, along with a multi functional room that overlooks the garden.


Existing house consisting of 3 No. bedrooms & lounge has been extensively re-modeled & updated with double glazed European heritage style sash windows, attic insulation, attic converted for storage, European heating system and ducted cooling, while keeping the original period features. The beautiful original Jarrah floor boards have been retained & refinished.

The existing garage has been refinished and re-roofed. Existing garage cellar has been retained.


A spacious open plan; living meals & kitchen form the main section of the addition, with a unique vaulted ceiling & hi-lite windows allowing for a light filled room while controlling privacy & solar. The vaulted ceiling; constructed with steel framing allows for a “structure free interior” (i.e no beams) creating a clean lined vault. The ceiling vault adds a dimension which instantly makes the open plan feel more spacious. A carefully planned lighting scheme allowing for various mood lighting including; strip lighting to up-light / wash the vault, meals & kitchen island pendants, downlights to kitchen & living. Thus giving full control, for any required setting.

Custom joinery runs the length of the west kitchen wall with a benchtop strip window allowing for a view of the Fleet Street fence covered by greenery / creepers, thus allowing for additional daytime benchtop light, privacy, ventilation and a added sense of dept.

Polished concrete floors (possibly the best finished we have seen to-date), crisp white cabinets with veneered full height cabinets and textured brick finish the open plan.

The open plan flows to the alfresco, BBQ area & outdoor area through a large double sliding door.

Laundry with custom cabinets feeds from the open plan connecting to the east drying passage.

The Master bed has been part of the existing house connects to the addition through its; ensuite & walk in robe. A double glazed European Skylight creating a beautiful light-filled space to wake up to. Patterned tiles add to a textural feel to this ensuite and, combined with the blonde timber joinery, create a warm space.

A similar scheme has been continued to the main bathroom which links the free standing bath to a landscaped courtyard.

Our client embraced our theory of “sustainable clever design” allowing us to insulate extensively (cavity walls & interior fixed insulation), specify European triple & double glazed windows / doors, install a 6kw 22 photovoltaics panel system, optimized pitch for panel performance.

External / Form:

We worked extensively with our client during the design development stage, looking at a number of design options. We felt creating a “low impacting structure” on the adjoining, yet a unique infill was our preference.

We would like to thank Russel Brooks building & our client for working with us to complete the build to the highest standard.

We appointed Seamus after meeting a few Architects & Designers at our site,  we felt Seamus was confident & could tackle our 12m wide block, in which we requested a contemporary infill extension between existing house and garage.
Seamus  looked at a number of design options during the design development stage – each concept with its own variations to council’s planning codes. On refining our selected concept we proceeded to council approval. Seamus worked very hard to negotiate our application through council & also satisfying neighbouring comments. In doing so we really utilised every inch of our block resulting in functional spaces throughout the house & block. 
Seamus takes a very practical approach to the design process, blending architectural features that usually exceed your expectations. He is a very good problem solver & his design solutions offer both function with great aesthetics. Seamus was also eager to ensure the extension was built to a very high energy efficient standard in which we achieved a 9.5 star rating.
Our final design / tender package was very detailed with a great package sent to tender, and had very little change throughout construction. The builders easily worked the plans to a great finish. Seamus was always on call for any queries, and he insisted on attending all critical stages to ensure appropriate standards were applied.
Overall we were very happy with the design, council process and the end result exceed our expectations.
