Seamus Ryan provided design, council approval and build support for our home in Mount Hawthorn over the period 2018 to 2020.

Several concept planning designs based on our initial guidance were delivered along with practical design advice in accordance with the project brief and budget. The interior design and colour pallet selection process was simple and professionally managed to ensure a quality product. Seamus provided support throughout council approval, including engagement with neighbours for an outcome that satisfied all parties.

His assistance through tender and construction was extremely appreciated given our personal availability restrictions. We appointed Seamus after meeting a few Architects & Designers at our site,  we felt Seamus was confident & could tackle our 12m wide block, in which we requested a contemporary infill extension between existing house and garage. 
Seamus looked at a number of design options during the design development stage – each concept with its own variations to council’s planning codes. On refining our selected concept we proceeded to council approval. Seamus worked very hard to negotiate our application through council & also satisfying neighbouring comments. In doing so we really utilised every inch of our block resulting in functional spaces throughout the house & block. 
Seamus takes a very practical approach to the design process, blending architectural features that usually exceed your expectations. He is a very good problem solver & his design solutions offer both function with great aesthetics. Seamus was also eager to ensure the extension was built to a very high energy efficient standard in which we achieved a 9.5 star rating. 
Our final design / tender package was very detailed with a great package sent to tender, and had very little change throughout construction. The builders easily worked the plans to a great finish. Seamus was always on call for any queries, and he insisted on attending all critical stages to ensure appropriate standards were applied. 
Overall we were very happy with the design, council process and the end result exceed our expectations.  We enjoyed working with Seamus &  would highly recommend Seamus

"Initial drafts which pretty much met our wish-list.."

We acquired a very small block of land (273 m2) in Leighton Cove, a sought-after part of North Fremantle, wedged in-between the Indian ocean and the Swan River.

We had a difficult brief to fit a family-sized home on this block. Our challenge was to fit in a large living room with fireplace, a dining area and open-plan kitchen with plenty of storage and a large breakfast bar, a double garage and a laundry, a large attic for storage, four bedrooms plus a TV/entertainment room that could also function as a guest bedroom, a study, two bathrooms with showers and toilets, an en-suite with double size shower and toilet, a good-size walk-in robe, a generous built-in robe in each bedroom, a balcony overlooking the front, as well as enough space for our dogs to roam around, a small lawn area, a front garden and an alfresco seating area.

After talking to a number of project developers and looking at a number of off-the-shelf designs, we realised that we had a challenge on our hands and that we needed to instead commission a bespoke design to get anywhere near what we wanted.

By chance, we came across Seamus Ryan Architects and decided to run some initial ideas past Seamus. We sat down to describe our ambitious wish-list and were surprised to see that not long after that, Seamus produced some initial drafts which pretty much met our wish-list.

A few more minor tweaks followed until we were surprised to find that we actually ended up with what we were looking for.

Over the next few months Seamus ran the plans across Fremantle Council, and despite challenging building specifications, including height restrictions, overshadowing requirements, stormwater runoff restrictions, window privacy restrictions, as well as council and Western Power easement restrictions (we were required to have a 6m setback on a block that was barely 18 m deep), had council approval about four months later.

Once built, we were amazed how light and spacious the house turned out to be, with a generous bedroom for each of the kids and a study with space for two desks. Many friends and neighbours made compliments on the design.  

We have since relocated to Melbourne and have sold our house. Despite a slumped housing market, we had good interest in the property and it was recently sold for a value which was well above market expectations.

I met Seamus through looking at building in a German Passivhaus style. Seamus was recommended to assist with the design. Over time we decided to build a reverse brick veneer house with as much of the passive house principles as possible. My thanks to Seamus for patience and perseverance during the development stage of building a new home suitable for ageing in and suited to our Perth climate.

Due to Nedlands council policy a “parapet wall” was not allowed within their policy. My block being a wedge really required the parapet wall to make use of width block. Seamus advised we go for it. Seamus negotiated it though council while obtaining neighbours’ approval. Seamus was very organised & we had Planning Approval for an 9 star energy rated house within three weeks.

I am again very thankful to have Seamus’ experience, patience and most of all perseverance; observing and advising on details and managing issues as they arise in the building stage of my energy efficient double glazed, weatherboard look Australian style home.
