Brief & Context:
A 480sqm block with a 11.7m width creates design and planning policy challenges, of which led to the southern wall of the open plan living being built on the boundary (a variation to planning policy was negotiated through council). Creating light filled spaces from a southern facade is always a challenge with inner city blocks, not to mention building on boundary and ensuring privacy for all.

A very simple plan extends from the original home, retaining 2 large bedrooms, ensuite, bath and a multi room, allowing flexibility for play, tv, learning or a 4th bed room. An obscure glazed door to the central hallway creates the transition point from old to new. Upon entering the new open plan lobby you are introduced to the open plan living. A laundry on the southern side and a study on the northern side. The open plan Kitchen living and dining area overlooks the garden and alfresco. A large glazed stacking wall opens up the living area to the exterior, essentially creating external rooms. A master bed and ensuite overlooks the garden and pool to the western end. A double garage is accessed from the western laneway. The landscaped garden is finished with a combination of low level planting, ornamental pear trees and star jasmine climbers to create a green wall.

Design Response & Description:
The design responded to the brief by creating an open plan living to take advantage of the northern orientation, creating a light filled living area.
As the primary natural light was supplied from the northern glazed wall, a number of skylights were introduced along the southern boundary to balance the light within the space.  A feature sklylight was introduced above the kitchen island / seating & a bench top window naturally illuminates the workbench overlooking a landscaped garden, to further increase the sense of depth + space.The simple non complicated plan allowed for the layering of details and materials to bring the addition to life. Floors are finished with Seville Silver Limestone, Kitchen island + bench top in Silba Grey Marble. Rich dark brown Bottega oak cabinetry adds to the luxury finishes. The southern wall of the open plan illuminated by the high level skylights, along with roof overhang to the north allows indirect natural light, eliminating glare on the occupants. The recessed battens create both additional height, layering of materials & also the opportunity to conceal all non-essential ceiling fixtures; concealing the ac supply & return ducts allowing for a clean crisp white ceiling to open plan living area.

The simple plan overlooking the garden & pool with natural finishing’s & light filled open space creates an instant sense of calm. The space has its own unique get away feel.
