Brief & Context:
Design a single storey modern light filled addition to an existing character home, accommodating a young growing family. Allow for natural daylight with an open airy feel; connecting to outdoors, landscape and the existing frangipani tree. Explore a vaulted ceiling or skillion roof.

Design Response & Description:
A number of concepts were explored to address the south facing rear and restricted natural daylight, particularly during the winter months. The selected concept orientated the addition North / South to take advantage of the morning and evening sun path and cross ventilation. The existing home accommodates the Kids Bedrooms, Bath, Lounge and a new Study, a central hallway connects to the garden and the contrasting modern addition. Open plan living, Laundry and Master Retreat are accommodated within the Modern addition, stepping down from the existing level, connecting with the existing Frangipani and Garden.

The concept for the open plan roofline grew from the idea of focusing on the beautiful Frangipani tree and the mature tree canopies beyond, creating a beautiful indoor / outdoor connection. The open plan living is further connected to the outdoors through a western courtyard (with a feature tree), central to the dining space.  A corner window to kitchen allows natural evening light and cross ventilation to the open plan living.  Master bedroom, Ensuite and Robe is a welcoming parent retreat, located to the rear of the house, again with a focus on the Frangipani tree.

Finished with high preforming glazing, white render, oak cabinetry and textured panelling. We are looking forward to seeing this project come to life, especially the roof / ceiling line, which has a single high pitching point, drawing your eye out from the interior to the Frangipani tree and landscaped gardens.

Development approval granted, progress to tender process and building permit.

Seamus has been great to work with from developing concepts through to the fine finishing details. Seamus brought us several different layouts and ideas, all of which exceeded our expectations. The designs all had a creative and architectural flair and were supported by dynamic design aspects e.g. pitched ceiling & ceiling features, highlight windows, interesting spaces & angles, all connecting to our external spaces.

Working collaboratively, we iterated and evolved the design to achieve a beautiful end product. Seamus was open and transparent in helping us make material, space and budget trade-off decisions. Seamus’ input and advice has been invaluable over the course of the project. We would highly recommend Seamus.
